When purchasing real estate in Singapore, you also pay conveyancing legal fees, property tax, stamp duties, and an Additional Buyer’s Stamp Duty (ABSD). While buyers pay the property tax annually at the end of the tax year, the stamp duties are paid at purchase.

The stamp duty ranges from 1 to 6%, depending on the price of the property. The ABSD applies to all purchases by foreigners as well as to Singaporeans purchasing more than one property. While HDB offers conveyancing services, many buyers and sellers choose private conveyancing lawyers for tailored legal support. Additionally, the HDB lawyers will not assist in certain cases, such as mortgaged purchases, transfer of title due to divorce or inheritance, and similar cases. Can a foreigner buy a property in Singapore?

Yes, foreigners can purchase certain types of properties but face a number of restrictions. Meanwhile, the Residential Property Act excludes foreigners from purchasing HDB flats, landed properties in most areas, and structures below six stories not classified as condominiums.
