When purchasing real estate in Singapore, you also pay conveyancing legal fees, property tax, stamp duties, and an Additional Buyer’s Stamp Duty (ABSD). While buyers pay the property tax annually at the end of the tax year, the stamp duties are paid at purchase.
The stamp duty ranges from 1 to 6%, depending on the price of the property. The ABSD applies to all purchases by foreigners as well as to Singaporeans purchasing more than one property. The ABSD starts at 17% and can be as high as 60% for foreigners and 65% for entities. For a detailed breakdown of the Additional Buyer’s Stamp Duty, please refer to the official IRAS website.
The amount of conveyancing legal fees depends on the type of transaction and the scope of legal services. At IRB Law, we provide transparent, competitive conveyancing fees with no hidden costs. Please contact our conveyancing lawyers in Singapore for a consultation and a tailored quote.
Yes, foreigners can purchase certain types of properties but face a number of restrictions. Generally, the existing property purchase options in Singapore for foreigners include most condominiums and some landed property in restricted areas, such as Sentosa Cove. Meanwhile, the Residential Property Act excludes foreigners from purchasing HDB flats, landed properties in most areas, and structures below six stories not classified as condominiums.
Certain categories of foreigners may be eligible to buy restricted property, subject to obtaining prior approval from the authorities. For individual cases, please don’t hesitate to contact IRB Law conveyancing lawyers in Singapore for eligibility evaluation.
